We want your stay to be as straightforward as possible from the moment you book. This document sets out exactly what happens if plans change, no surprises, no small print.

1. Payment Schedule

1.1 Deposit (at booking)

An amount equal to one night's stay is required to confirm your reservation.

1.2 Remaining Balance

Due on or before check-in. Accepted by bank transfer or card on arrival.

2. Cancellation Terms

Notice is calculated from the date of cancellation to the first night of your booked stay.

The 50% charge within 30 days reflects the limited window to rebook a peak-season stay, not a penalty. We will always attempt to find a workable solution before applying it.

3. Date Changes

Notice Period Policy
30 or more days before arrival Date changes are accommodated where availability allows, at no additional fee. Rate differences between periods apply.
Under 30 days before arrival A date change is treated as a cancellation of the original booking and a new reservation. Standard cancellation terms apply to the original dates.

If your plans are uncertain, contact us before formally cancelling. In many cases a moved booking is better for both sides.

4. No-Show

If you do not arrive on the first night of your stay without prior notice, the booking is treated as a cancellation under 30-day terms: the deposit is retained and 50% of the remaining balance is charged. The suite is released for rebooking from the second night onwards.

5. Early Departure

Nights not stayed following an early departure are not refunded. The suite may be released for rebooking from the vacated night at the property's discretion.

If you need to leave early due to an emergency, please speak with us directly.

6. Extraordinary Circumstances

In the event of verifiable extraordinary circumstances that prevent travel (natural disaster, declared public health emergency, or the property becoming uninhabitable), the deposit is refunded in full, no balance is charged, and guests are offered rebooking at the same rate when available.

Circumstances outside this scope (flight costs, personal commitments, or change of plans) fall under standard cancellation terms.

7. A Note on Travel Insurance

For stays of six nights or more at peak-season rates, we strongly recommend travel insurance that covers accommodation costs. If you need to cancel for a covered reason, your insurer reimburses you directly; you recover your costs in full without a dispute.
